Did you know that a buyer’s agent works for you as a buyer? The seller typically pays the commission so it doesn’t cost you a thing to pick an agent and use their services until a deal is closed. Agents do not get paid until a deal is closed . Therefore your agent wants to be the one to get you to the closing table. Whether it be as your buyer’s agent ,seller’s agent or both. You’re buyer’s agent will suggest and assist you in some of the following areas: getting you pre approved/proof of funds, setting up appointments and showing you listings based on the type of financing you have (some loans have certain requirements and not all homes will qualify). Other duties will include,but likely won’t be limited to the following :writing offers/negotiations/responses, setting up appointments with inspectors,title companies etc and likely a wide variety of other duties as well.
Agent’s can work as both the seller’s (listing) and selling (buyer’s) agent . This should always be disclosed at the start of a transaction by the agent if he or she is representing both sides of the transaction.
Most agents I have worked with , both in my own company and other agencies truly do have both client’s best interest in mind when they are representing both sides. We usually tell people that if you ever feel like one side is being treated differently, even though it would not be intentional, to let us know and another one of our agents can step in and take over, if need be.
